About landlord / habitability concerns

Do you work for landlords or for tenants?

Both — independently. We test the property, document conditions, and report findings. The data is the same regardless of who retained us. Once retained on a specific matter, we will not switch sides on that matter — but the testing methodology and the lab analysis are identical for both parties.

Will the report be admissible in housing court?

Yes when properly retained. We provide a written report with chain-of-custody documentation, photographs, lab reports from AIHA-accredited labs, and the inspector's licensure information. New York housing court and Pennsylvania magisterial district court both accept independent environmental testing reports as evidence. Whether the court admits any specific report is the court's call — but the report meets the foundational requirements.

How fast can you turn around an emergency-filing report?

Field sampling within 48 hours of retention. Same-day verbal preliminary findings if needed for an emergency filing. Written report draft within 5 business days. Final certified report with chain-of-custody in 7-10 business days.

What about post-remediation clearance for a settled case?

We perform independent post-remediation clearance testing where settlement requires verification that mold or other contamination was actually remediated. Per NYS DOL Article 32, the assessor performing clearance must be different from the remediator — we are licensed assessors who do not remediate, so we are eligible.

Do you handle commercial / multi-family properties?

Yes. We work with property managers in Buffalo, Orchard Park, Erie and Pittsburgh on multi-unit portfolios — turnover inspections, tenant-complaint response, pre-leasing documentation. Annual contract pricing available for portfolios of 10+ units.
