Why do home inspectors need a separate licensed assessor for mold?

NYS DOL Article 32 prohibits a single firm or individual from performing both mold assessment and mold remediation. It also creates a licensure tier — NYS Mold Assessors are licensed under Article 32, while NYS Home Inspectors are licensed under Department of State. Home inspectors can identify visible moisture or suspected mold conditions; they cannot perform sampling, lab testing, or write a formal assessment. Partnering with a licensed assessor closes that gap without losing the client.

How does the referral structure work?

Transparent. No per-client commission cuts. We invoice the end client directly at standard rates. Partner inspectors and realtors get faster scheduling (48-hour partner SLA), co-branded report option on inspector-led engagements, and warm hand-off back to you for any follow-up work. Partnership is free, no minimum, no exclusivity required.

What is the partner SLA?

Partner-flagged jobs are scheduled within 48 hours of your request. Lab turnaround stays at 24 hours for standard panels. Final report email goes to the client with you copied (unless you've requested anonymity). For time-critical real estate closings, same-week complete turnaround is the partnership default.

Can the report be co-branded with my inspection firm?

Yes, on inspector-led engagements where you're delivering the broader inspection report. We include a co-branded cover page with your firm's logo and contact info, while the underlying environmental data and lab analysis remain identified as ours. This works under NYS Article 32 because the licensed assessment work is clearly attributed to the licensed assessor.

What about realtor partners — same arrangement?

Functionally yes. Realtors don't have the same Article 32 separation issue (realtors don't perform inspections), but the partnership structure is identical: free, no commission cuts, fast SLA. Buyer-side and seller-side both — we work with whoever holds the contract.
