About real estate transactions

What environmental tests are required for a real estate transaction in NY or PA?

It depends on the property age, the loan type, and the parties. Pre-1978 homes typically need lead paint disclosure (federal Title X). Pre-1989 properties often need asbestos surveys before renovation. Most FHA / VA / conventional lenders accept short-term radon testing if elevated potential is disclosed. Mold testing is buyer-discretionary in most cases but lender-required in some commercial transactions. We scope to the exact requirements at intake.

How fast can you turn around a closing-deadline test?

Will the report be acceptable to my lender?

Yes. We format every transaction report with the regulatory standard cited (ASTM E1527-21 for Phase I, EPA AHERA for asbestos, EPA/AARST for radon, AIHA-accredited lab name + ID for mold), the inspector's license number, the chain-of-custody, and a clean executive summary suitable for closing files. Major regional lenders (M&T Bank, KeyBank, First Niagara, PNC) accept our format.

Do you also do remediation if something comes up positive?

No. We are testing-only by design. If contamination is identified, we provide a scoped remediation work plan that you can give to any qualified contractor. This independence protects the validity of our report — and is required under NYS DOL Article 32, which prohibits the same firm from assessing and remediating mold.
