Context

A buyer under contract for a 1962-construction Millcreek (Erie County PA) home had a 14-day closing deadline from contract signature to final lender funding. PNC Bank required mold testing (buyer's contingency) and asbestos verification (lender's requirement on the pre-1989 construction). Sequential testing. Schedule mold visit, wait for results, schedule separate asbestos visit, wait for results. Would have consumed 12-14 of the 14 days and risked closing delay.

Bundled methodology

We scheduled a single 2-hour site visit on Day 2 post-contract for combined sampling. Mold protocol: spore-trap air sampling at three indoor locations + one outdoor baseline using Air-O-Cell cassettes; surface tape-lift at one visible-growth basement perimeter spot. Asbestos protocol: 8 bulk samples. Vermiculite attic insulation (3 samples per AHERA), 9-inch floor tile + mastic (2 samples), pipe insulation wrap (2 samples), textured drywall joint compound (1 sample). Both sample sets sealed with chain-of-custody and shipped to EMSL Analytical same day.

Lab results

Mold results returned at 36 hours post-receipt. Indoor spore counts within range of outdoor baseline; basement tape-lift confirmed Cladosporium colony (typical surface, not pervasive). No remediation indicated. Asbestos results returned at 48 hours post-receipt. Vermiculite attic insulation tested positive for 12% chrysotile + 8% amosite, Zonolite-brand, presumed asbestos-containing per AHERA, now confirmed. 9-inch floor tile and mastic both negative. Pipe wrap tested positive at 22% chrysotile. Textured drywall negative.

Buyer disclosure + lender review

Combined report delivered to buyer + buyer's agent + lender on Day 6 post-contract. The mold result cleared that contingency immediately. The asbestos findings (vermiculite + pipe wrap) required disclosure but did not require remediation. Both materials were intact, undisturbed, and in non-friable condition. PNC's environmental review accepted the report on Day 7. Closing proceeded on Day 13.

Cost comparison

Bundled engagement: $695 (3 spore-trap + 8 bulk samples + combined report). Sequential equivalent would have been $325 mold-only + $525 asbestos-only = $850. Bundle saved the buyer $155 and 6-8 calendar days.

Outcome

Closing completed on Day 13 of the 14-day window. Asbestos disclosure became part of the property's permanent disclosure record. Buyer scheduled post-closing asbestos abatement of the pipe wrap (planned during a future renovation) at quoted $1,800 from a separately-retained PADEP-certified contractor.
