The lake-effect moisture mechanism
Lake Erie's relative warmth in late fall + winter compared to surrounding land surfaces produces persistent over-lake moisture that gets pushed inland by prevailing winds. Areas immediately south + east of the lake, Chautauqua County, the south Buffalo metro, Cattaraugus County, and Erie County PA. Experience the heaviest year-round humidity gradient in the region. Annual lake-effect snow averages 100-200 inches in the heaviest-impact zones. Outdoor relative humidity averages 70-85% across most of the year vs. 55-65% in inland regions of NY.

Winter (December-February). Peak interior moisture risk
Counter-intuitively, peak indoor mold risk in the lake-effect belt occurs during winter. The mechanism: outdoor air at 30°F + 80% RH cools to subfreezing dewpoint; heated indoor air rises to indoor-comfortable 70°F + 50% RH (absolute moisture content much higher than outdoor air); moisture condenses on every cold surface. Windows, exterior walls, rim joists, basement walls. Condensation in basements + behind drywall creates the sustained-moisture conditions that drive mold growth. Most chronic basement mold cases we test in the lake-effect belt trace to multi-winter moisture accumulation.

Spring (March-May). Discovery season
Spring is the peak season for mold discovery. Not because mold growth is occurring in spring, but because winter-accumulated mold becomes visible and odorous as indoor humidity rises with warmer outdoor temperatures + reduced heating system run time + occupant return-from-vacation visits. Real estate transactions concentrated in spring are the highest-volume testing season. Buyers viewing a property in March-May should be aware that the visible conditions reflect the prior winter's moisture cycle.

Summer (June-August). Surface growth + secondary humidity
Summer mold risk shifts to surface growth conditions: HVAC condensate handling, bathroom + kitchen wet-area aging, post-water-event growth from spring storms. Outdoor relative humidity is moderate (60-75%) but indoor air conditioning produces condensate handling problems if HVAC systems are aging or poorly-maintained. Summer is also when previously-hidden water damage (ice-dam events from prior winter, snow-melt water intrusion) becomes apparent as mold growth.

Fall (September-November). Pre-heating season prevention
Fall is the time to address ventilation + moisture-control issues before the next winter cycle. Dehumidifier servicing, bathroom + kitchen vent fan checking, basement moisture-control assessment, HVAC system maintenance. All preventive measures concentrated in October-November pay dividends through the December-February peak risk period. Property managers and homeowners in the lake-effect belt benefit from annual fall building-performance assessments.
