Mold testing for insurance claims
For policyholders and adjusters needing third-party mold evidence to support or rebut a homeowner's or commercial insurance claim.
How it works in NY & PA
Insurance-claim mold testing serves two purposes: documenting that a covered water-damage event caused the mold contamination (for the policyholder); or documenting that the contamination preceded the claimed loss event or was caused by uncovered maintenance failures (for the carrier). We work both sides on different matters; on any given matter we work only the retaining side. Our claim-stage reports include: water-damage event timeline reconstruction (Day-Of conditions + initial response + remediation history); mold species identification (some species require longer growth periods than others. Useful for causation timing); scope assessment in Xactimate-compatible categories so the report integrates with the adjuster's loss valuation; and chain-of-custody documentation that survives if the matter escalates to litigation. Common Buffalo + Erie PA scenarios: ice-dam basement water-intrusion claims; sump pump failure claims; pipe-burst claims; roof storm-damage claims with secondary mold growth; HVAC condensate-line failure claims; commercial-property water-loss claims.

— — Why Environmental Air Solutions
The wedge
- →Causation timing analysis from mold species identification. Not all mold grows on the same timeline
- →Xactimate-compatible scope categories
- →AIHA-EMLAP lab analysis (named in every report)
- →Independent. We don't remediate, so the scope isn't inflated for our own benefit
- →Both policyholder-side and carrier-side experience
